Are you Letting Agents?

No. We only let and manage houses that we own as a family business, so we are not classified as Letting Agents. This means we can give a personal service and do not have to charge agent fees.

Where is your office?

We work from home and do not have a shop front or office. Most information is available on our website. We can often be seen in Hyde Park attending to our tenants and properties, and we can be at our houses within minutes in emergencies. We arrange to meet prospective tenants at the property for viewings.

Are utilities included?

No. We offer the option of independent living – Tenants are therefore responsible for their own bills. This usually works out much cheaper than an 'all inclusive' option. Tenants usually create a house account and each of them pays in a set amount each month/quarter to cover expected bills.

What do you supply?

In bedrooms we supply: a desk (usually built in), a wardrobe (usually built-in), and a double bed. In lounges we supply sufficient sofas/chairs for all tenants to sit. We supply a dining table & sufficient chairs for all tenants to eat, where there is space to do so (most of our houses).

Do you supply white goods?

We supply Fridge/Freezers, and all kitchens have gas hobs & electric ovens. Washing machines are installed in student properties – supplied & maintained by a local well known supplier.

Are gardens maintained?

Yes. We have gardeners who keeps grass cut, weeds under control & hedges/shrubs trimmed from Spring to Autumn.

Are windows cleaned?

Yes. We have window cleaners.

Do you allow pets?

No. We cannot allow any pets in any of our properties.

What contract is offered?

In student properties we let on 12 month contracts, from 1st July to 30th June each year. In flats we let on a minimum 6 months AST, subsequently becoming periodic (rolling).

What are the moving in arrangements?

Keys are available and the house will be available to live in and for storage from 1st July (assuming all deposit & rent has been paid). Due to the nature of the student changeover we cannot guarantee that all houses will be thoroughly cleaned, as this is not possible overnight. The house will be cleaned as soon as possible and you will be asked to inspect & sign off the property.

What is the Deposit?

We charge a deposit of £300 per tenant. This is protected using the MyDeposits scheme. Deposits are returned after the end of the tenancy, less any agreed deductions during the tenancy, and less any outstanding rent. We must see proof that all bills have been settled up to the end date of the tenancy in order to return deposits.
